The issues of land market formation in Ukraine and current state of pecuniary valuation of the lands are considered in the paper. On the bases of dynamics of average land value it is drawn the conclusion about inefficiency of using market indices for definition of land taxes, rental charges, rate of state dues in civil legal agreements and other operations. It is grounded the necessity of more active use of materials of normative pecuniary valuation that need to be corrected. The important role at that will have geographical factors, including regional, zonal and local components of differential rent.
